NYC Closing Costs for Sellers: What You’ll Pay & How to Plan for It

Alexandra Gupta July 27, 2025

Selling a home in New York City? Then you need to know about closing costs—the often-overlooked fees that can eat into your profits if you’re not prepared.

Here’s what NYC sellers can expect to pay in 2025:

🧾 Common Seller Closing Costs

  1. NYC Transfer Tax
    • 1% for properties up to $500K
    • 1.425% for properties over $500K
  2. New York State Transfer Tax
    • 0.4% of sale price
  3. Broker Commission
    • Typically 5–6%, split between listing and buyer’s agent
  4. Attorney Fees
    • $2,000–$5,000 depending on complexity
  5. Co-op Flip Tax (if applicable)
    • Varies by building: 1–3% of sale price
  6. Move-out Fees, Payoffs, and Misc.
    • Mortgage satisfaction
    • UCC-3 filings
    • Coop/condo transfer fees or move-out deposits

💸 Example: Selling a $1.2M Condo in Brooklyn

  • Total closing costs can range from $90K to $105K, depending on taxes and commission.
Pro tip: Some developers (in new development resales) may negotiate on transfer taxes. Let your agent guide those discussions.
