Here’s a step-by-step guide to help you navigate your homebuying journey with confidence.

Before you start scrolling listings, take an honest look at your finances. Review your savings, income, credit score, and any existing debt. Then, speak with a mortgage professional to get pre-approved.
A pre-approval letter tells you what you can realistically afford and shows sellers that you’re a serious buyer. I always remind clients to avoid opening new credit cards or making large purchases during this time—lenders recheck credit before closing.


2. Define Your Needs vs. Wants

Once you know your budget, make a list of what matters most to you. Is proximity to the subway non-negotiable? Do you need outdoor space or a second bedroom for future plans?
Separating must-haves from nice-to-haves keeps you focused once you start touring homes. Many first-time buyers fall for the aesthetics of a space before thinking about the long-term functionality—clarity upfront prevents costly compromises later.

For condos or co-ops, your attorney and agent will review building financials, board minutes, and offering plans to ensure there are no hidden red flags.


7. Finalize Your Mortgage and Secure Loan Commitment

After due diligence, your lender will order an appraisal and move your file toward full approval. Respond quickly to any document requests to avoid delays. Once the loan is “clear to close,” you’ll receive a commitment letter confirming your financing is locked in.


8. Schedule the Closing

Your attorney coordinates with the seller’s team to schedule a closing date. This is when you’ll sign the final paperwork, transfer funds, and officially become a homeowner.
Pro tip: do a final walkthrough right before closing to ensure the property’s condition matches what was agreed upon.


9. Move In and Settle Into Homeownership

Celebrate! But don’t forget a few post-closing tasks—set up utilities, change the locks, and review your homeowner’s insurance coverage. I also recommend creating a maintenance checklist and budget for annual repairs or improvements.
