Brooklyn Estate and Family Home Transition Blog Series II

One of the first questions families ask is whether they need to renovate before selling a parent’s Brooklyn home. The short answer is: not necessarily. Before spending money, it is important to understand what will genuinely help the sale and what may simply create more work, cost, and delay.

Many Brooklyn buyers are looking for homes with character and are prepared to personalize a property after closing. A dated kitchen, older bathroom, or worn finishes do not automatically mean the home needs a full renovation. In some cases, an expensive renovation may not return dollar for dollar, especially if the buyer would have chosen different finishes anyway.

There are, however, a few improvements that often make sense. Fresh paint, deep cleaning, removing excess furniture, repairing obvious safety issues, addressing leaks, and making sure the home is bright and accessible can make a meaningful difference. Simple work such as refinishing floors or adding molding where needed may also improve presentation without turning the process into a construction project.

The right decision depends on the condition of the property, the location, the likely buyer, and your family’s timeline. A Brooklyn townhouse in a strong location may sell well with a thoughtful as-is strategy. A home with extensive deferred maintenance may benefit from targeted repairs, a pre-listing inspection, or pricing that clearly accounts for the work ahead.

Before hiring contractors, ask a local broker to walk through the property and explain the likely return on each proposed project. I can help you separate the items buyers will notice from the ones that will not materially affect price or demand. I also coordinate trusted vendors when a family wants a lighter refresh before going to market.

The goal is not perfection. It is to make a smart decision that protects your time, money, and peace of mind.
